Recently investors received the first return of capital since the decision to commence an orderly wind down of the Trust. An amount totalling approximately $27.4 million was distributed. All investors received 20% of their investment balance as at 29th March 2012.
In addition we advise the monthly income distribution for March will be made at a rate of 3.50%pa.

20% Capital Return Withdrawal Offer
As advised the Board of Lismore Management Corporation as responsible entity for the East Coast Mortgage Trust has resolved to commence a return of capital to investors via an orderly wind down of the Trust in its current form.
The return of capital will be conducted by way of a compulsory Withdrawal Offer. This process will commence with the offer contained in this letter whereby we intend to repay each investor 20% of their capital.

Wind down, Return of Capital & Reinstate Income Distributions
In August last year we wrote to you advising of a series of actions we were taking in relation to eight borrowers in arrears greater than 60 days.
Our aim has been to resolve these issues as quickly as possible. Despite our best efforts that has not been possible. In some cases the situation has deteriorated. We have had one borrower bring interest up to date but a further 3 borrowers have fallen into arrears over this time.
